Richwoods is a gated community in southeast Frisco, just north of State Highway 121 between Coit Road and Independence Parkway. It has roughly 1,500 or more homes, built mostly from 2012 through the late 2010s.
Hollyhock is across town. It's a 422-acre community in northwest Frisco, south of US 380 between FM 423 and the Dallas North Tollway, off Teel Parkway. It opened around 2016 to 2017, and builders have kept adding homes since.

Water damage risks in newer Frisco construction
Homes built in the last decade or so avoid many of the age-related failures seen in older parts of Frisco, but they introduce a few specific patterns:
- PEX supply plumbing. Flexible PEX tubing handles freezing better than copper or CPVC. Its weak spots are the crimp or expansion fittings at every connection. A fitting that wasn't fully crimped can hold for months, then let go.
- Manifold systems. Many newer homes run each fixture's line from a central manifold, often in the garage or a utility closet. That's handy in a leak. You can shut off just the leaking fixture and keep water to the rest of the house (if you know where the manifold is).
- Attic mechanicals. Air handlers and water heaters (tank or tankless) commonly sit in the attic over finished space.
- Tighter building envelopes. Better air sealing saves energy, but it also means less natural air exchange, so moisture from a leak stays in the house unless it's removed with dehumidification.
Spray-foam attics: why roof leaks are harder to find in newer homes
Some newer homes in Richwoods and Hollyhock have spray foam applied right to the underside of the roof deck. That makes the attic conditioned or semi-conditioned, and it keeps attic equipment cooler through a Frisco summer.
It also changes what happens when the roof leaks.
Say hail cracks a shingle or a pipe boot fails. With open-cell foam on the decking, the rain can soak into the foam or run along the deck behind it. It won't drip where you'd expect.
The first sign might be a stain on a ceiling across the room, a damp smell in the attic, or nothing at all until the decking itself is damaged. Finding the leak usually takes a roofer and a restoration crew working together: moisture readings and thermal imaging inside, a roof inspection outside.

Common water damage problems in Richwoods and Hollyhock
PEX fitting and supply line leaks

Attic AC condensate overflows
Condensate lines clog, especially in the first heavy-use summers, and pans overflow onto the ceiling below. Make sure your drain pan has a working float switch.
Lingering moisture in tightly sealed homes
Newer homes hold moisture in. So even a modest leak can push indoor humidity up and keep walls damp longer.
That's why controlled structural drying with dehumidifiers matters more here than in a drafty older house. Skip it, and you're raising the odds of mold inside the walls.
Water damage under a builder warranty

Where to shut off water in a newer Frisco home
- Find the main house shutoff (often in the garage) and the PEX manifold if your home has one. Label each manifold valve with its fixture.
- Find the shutoff on the water line to the attic water heater or tankless unit.
- Learn where the condensate line exits the house so you can see whether it's dripping during AC season; if it's dry in summer, it may be clogged.
- Consider a leak-detection valve or water sensors under sinks, behind the refrigerator, and next to the water heater.

Is PEX plumbing more likely to leak?
PEX tubing is durable and handles freezing better than rigid pipe. Most PEX leaks start at a fitting or connection, and a lot of them trace back to installation. They tend to show up in the first few years.
Can wet spray foam insulation be dried?
Closed-cell foam resists water absorption. Open-cell foam absorbs water and may need to be cut out in the wet area so the roof deck can be inspected and dried. Either way, the roof leak has to be fixed first.
