Signs you need professional water removal
A mop and towels are fine for a spill on tile that you caught in the first few minutes. You need extraction equipment when:
- Carpet squishes under your feet or water pools when you press on it.
- Water has run under baseboards, under the edge of cabinets, or into the next room.
- The water heater pan, washing machine area, or a bathroom has overflowed into carpeted rooms.
- Water dripped through a ceiling and puddled on the floor below.
- There's visible standing water across a large area of tile, laminate, or wood.
- Carpet looks dry on top but the pad underneath feels cold and wet when you lift a corner.
Extraction is the first stage of water damage restoration in Frisco. It doesn't dry the house by itself, but it removes the bulk of the water so drying can actually work.

Why water extraction works faster than fans
Pulling liquid water out mechanically is far faster than evaporating it. A soaked carpet and pad can hold a surprising amount of water per square yard, and every gallon left in place has to be evaporated by air movers and then pulled out of the air by dehumidifiers. Thorough extraction shortens the drying time, cuts equipment days, and makes it more likely the carpet itself can be saved.
That's why we spend the first hour on site extracting.
What happens during emergency water extraction: step by step
- Safety check. We confirm the water source is off and check for electrical hazards: outlets near the waterline, cords in water, a wet breaker panel, or ceiling light fixtures with water in them.
- Find the edges of the water. Moisture meters go along baseboards and into adjoining rooms. Water on a slab often travels farther than it looks, under walls and into closets.
- Identify the water category. Clean supply-line water is handled differently than washing machine discharge or anything from a toilet or drain.
- Move and protect contents. Furniture is moved or set on blocks and foam pads so wood legs don't stain the carpet or wick water up.
- Extract carpet and pad. Weighted or stand-on extraction tools press water out of the carpet and pad together. Where the pad is saturated or the water isn't clean, the pad is pulled and bagged, and the carpet is lifted for drying.
- Extract hard floors. Tile, laminate, and wood get squeegeed and vacuumed, including the grout lines and the gaps along walls.
- Set up drying. Once the free water is out, structural drying and dehumidification equipment goes in to handle the moisture left in walls, subfloor, and concrete.
Why standing water spreads so far in Frisco's open-plan slab homes
Most Frisco homes are two-story houses on concrete slabs, many with open kitchen, breakfast, and family room layouts that share one continuous floor. On a slab there's nowhere for water to drain down, so it spreads sideways. It runs under tack strip, under the bottom plate of interior walls, and into the next room's carpet pad without showing on the surface.
This is why a kitchen supply line leak in a Frisco home often turns into wet carpet in the family room and a wet coat closet across the hall. Extraction has to follow the water's real path, which means checking with meters well past the visible puddle. If only the obvious area is extracted, the hidden wet pad in the next room is what starts to smell a few days later.
How much does water extraction cost in Frisco?
Extraction cost depends mainly on the square footage of wet flooring, the type of flooring, and whether the water is clean. Other things that change the price:
- How many rooms and floors the water reached, including stairs.
- Carpet and pad versus hard surfaces. Carpet requires more passes and often pad removal.
- Water category. Gray or sewage water means removing and disposing of pad and carpet instead of drying them.
- How much furniture has to be moved or blocked.
- Night, weekend, or holiday emergency response.
- What drying is needed afterward. Extraction is usually billed together with the drying work.
When standing water needs 24/7 emergency removal
Call for emergency extraction right away when water is still spreading, when it covers more than one room, when it's coming through a ceiling, or when it has any contact with electrical outlets or a panel. Anything that came from a toilet, drain, or sewer line is also urgent because of the health risk; see sewage backup cleanup.
Water that soaked carpet overnight is still worth calling about at 6 a.m. rather than waiting for Monday. In a warm house, pad that stays wet for 24 to 48 hours is where odor and mold start.
What to do before the water removal crew arrives
- Keep the water off. If a supply line failed, the shutoff valve behind the toilet, sink, or washer may be enough; otherwise close the main.
- Take photos and video of all wet areas for insurance.
- Pick up rugs, shoes, boxes, books, and anything sitting on the wet carpet.
- Put foil or plastic under furniture legs if you can do it safely.
- Don't run a household vacuum on wet floors, and don't walk on wet carpet more than necessary.
- Keep pets and kids out of the wet rooms.
What to expect after water extraction
Expect drying equipment to be running for several days. The carpet may be lifted at the edges with air flowing underneath, and baseboards may be off. That's normal. Keep the equipment on, keep interior doors to the drying area closed if asked, and keep the thermostat where the crew sets it. If the original leak came from a failed pipe or fitting, a plumber needs to repair it before the area is rebuilt; our burst pipe water damage page covers that handoff.
Emergency water extraction FAQs
How fast can you start water extraction in Frisco?
We answer 24/7 and dispatch from our Main Street office in Frisco. When you call, we'll give you an arrival estimate based on the time of day and current jobs. We don't quote fixed response times because traffic and job load change through the day.
Can wet carpet be saved after extraction?
Often, yes, if the water was clean and extraction started within a day or two. The pad is usually replaced because it holds water and is inexpensive compared with the carpet. Carpet exposed to sewage, or carpet that has delaminated, is replaced.
Is a shop vac good enough?
A shop vac removes surface water on hard floors. It can't pull water out of carpet pad or from under baseboards, which is where most of the water sits in a carpeted room. It's a good first step while you wait for us.
Will you move my furniture?
Yes. Furniture in wet areas is moved to dry rooms or set on blocks so the floor underneath can be extracted and dried and the legs don't stain the carpet.
