Water damage risks in newer Phillips Creek Ranch homes
Phillips Creek Ranch covers about 950 acres and is planned for roughly 3,700 homes at build-out, with construction from about 2012 into the present. Newer homes avoid many age-related failures, but they have their own set of water problems:
- Installation defects show up early. A loose PEX fitting, a drain connection under a sink that was never fully tightened, or a shower pan that wasn't sealed correctly tends to leak in the first few years.
- Grading and landscaping are still settling. Soil around new foundations compacts over the first years, which can reverse the slope away from the house.
- Irrigation is new and often over-watering. Sprinkler heads aimed at walls and foundations soak brick, weep holes, and the soil against the slab.
- Builder warranties may still apply, which adds a step to how the leak and repair are handled.
Water damage in a new home under builder warranty: what to do
Many new homes in communities like Phillips Creek Ranch come with a builder warranty that commonly covers workmanship for a year, plumbing, electrical, and mechanical systems for a longer period, and major structural components for longer still. Terms vary by builder, so read yours. If a plumbing failure that may be covered causes water damage, the order of steps matters:
- Stop the water and start drying right away. Warranty or not, waiting days for a builder's warranty visit lets drywall, cabinets, and flooring absorb more water and can lead to mold. Most warranties and insurance policies expect you to prevent further damage.
- Notify the builder in writing the same day, with photos, and follow their claim procedure.
- Keep the failed part. A cracked fitting, a split supply line, or a leaking valve is evidence of what failed. Bag it and label it.
- Keep drying records. Moisture readings, photos, and a list of removed materials help both the builder and your insurer decide responsibility.
We handle the water removal and drying; the builder or their plumber typically handles a warranty repair of the failed component.
Common water damage problems in Phillips Creek Ranch
Plumbing leaks in new construction
Supply connections at sinks, toilets, and refrigerators, and drain fittings under kitchen and bathroom sinks, are the usual suspects in homes a few years old. Leaks under a sink cabinet often run into the toe kick and under the flooring before anyone sees them. Emergency water extraction followed by structural drying of the cabinet bases and wall bottoms is the typical fix.
Water heater and AC condensate line leaks
Even new equipment can leak. A condensate line that was never properly sloped or a drain pan without a working float switch can overflow onto a ceiling during the first summer of heavy AC use.
Water at the slab edge after heavy rain
When yard grading settles toward the house, rain and irrigation water collect against the foundation. In a slab home, this can show up as wet carpet or swollen baseboard along an exterior wall. That's a drainage problem, and it's easy to mistake for a slab leak. A water meter test helps tell them apart.
Wet engineered wood and luxury vinyl plank floors
Many newer homes have engineered wood or vinyl plank flooring across the main living areas. Vinyl plank resists water on the surface but traps it underneath on the slab. See hardwood floor water damage for how these floors are dried or lifted.
Drainage and sprinkler checks to prevent water damage
- Walk the house during a heavy rain. Water should run away from the foundation.
- Make sure downspouts discharge several feet from the slab.
- Adjust sprinkler heads so they don't spray brick, windows, or weep holes.
- Check that flower bed soil and mulch sit below the top of the slab and don't cover weep holes.
- Look under sinks every few months for drips during the first years in a new home.

Phillips Creek Ranch water damage FAQs
Should I wait for my builder before calling a restoration company?
No. Notify your builder right away, but start water removal and drying immediately. Waiting allows more damage, and warranties and insurance policies generally expect you to prevent further damage. Keep photos, the failed part, and drying records.
My house is only a few years old. Why is it leaking?
Installation issues such as loose fittings, unsealed drain connections, and poorly sloped condensate lines often show up in the first few years once the systems are used daily and the house settles.
Can vinyl plank flooring be dried in place?
Sometimes. The planks resist water, but water trapped underneath on the slab can't evaporate through them. Often some rows near the wet area are lifted so the slab can dry, then reinstalled if they weren't damaged.
